When working with me at Tamara L. McMahan Financial Services, LLP you will get one-on-one customer service. I personally take care of all your needs as a borrower and listen to all your concerns. You will not be bounced from person to person. I take you through the whole process where your are in charge of from start to finish.

I try to help each borrower obtain their goals - whether it is buying a house, refinancing to get a better rate, refinancing to consolidate debt, obtain a line of credit, buying a rental or second home, adding on to their home or even building a home.

I believe financing should have some flexibility. I work with various banks and have the knowledge to know which banks to use when an exception to the rule is needed.

I work with wholesale and private lenders that think 'outside of the box'. My commitment is to better everyone I work with and to help them now and in the future.

Loan Programs

I can offer a wide range of programs for both purchasing and refinancing. I work with wholesale and private lenders which allows me to better serve my individual borrowers needs.

I have a lot of customers that have "given up" on buying a house because they were not given the proper guidance in finding financing that met there needs. They were always under the assumption that had to have a large amount of money down. I can guide you into getting that new home you have always dreamed about with little out of pocket money.

Here are examples of loans that I have done for some of my borrowers.

  • Purchase of a PUD. 80% 1st Mortgage amortized over 50 years due in 30 years with a 20% 2nd Mortgage Amortized over 30 years. Both loans were fixed with a 3 yr Pre-pay. Seller contributed to closing cost.

  • Refinance debt consolidation. Single family residence on 40 acres (2 tax lots). Lower their interest rate, consolidated their debt, and received cash out. 85% 1st mortgage, no mortgage insurance. Amortized over 30 years put them on a variable where it was fixed for 2 years and variable for 28 years because they planned to relocate in the next couple of years.

  • Construction, private money, short-term. Manufactured Home on land. 1st Mortgage 65% of appraised value. Financed in closing cost (except appraisal). Amortized over 30 year's interest only payments during construction. Plan to refinance into conforming loan after construction. Borrower had minimal money available but was able to use the equity based off future value of home.

  • A-Frame house purchase. Unable to verify employment. 80% 1st Mortgage No Income, No Asset and No Employment Verifier loan. 30 year fixed.

  • Purchase of a single family residence. 80% 1st Mortgage amortized over 30 years due in 30 years, the first 3 years interest only. Along with a 20% 2nd Mortgage amortized over 30 years. 1st loan was fixed for 3 years and then variable thereafter. 2nd loan was fixed for the term of the loan; both had a 3 yr Prepay Seller contributed all non-reoccurring closing cost. 1st time home buyer.

  • Private Money. Refinance. Inherited the property with numerous issues. Borrower had no credit and was on temporary disability. I was able provide financing to pay off all existing liens provide clear title and gave them guidance on how to build credit so they could qualify for a conforming loan in the future.

From time to time I do unique properties such as log homes, large acreage, and rural properties with mixed zoning. I offer financing for townhouses, condos and in-park manufactured homes with a variety of terms available.

Why Use a Broker Instead of a Bank?

One of the biggest advantage of using a broker is that the broker is able to run your credit one time, then shop for loans through various banks without running your credit for each bank. Once you and your broker discuss different loan options and decide which loan scenario is your best fit, the broker then submits the information to the bank and your credit is run one last time as a quality control.

If you were to shop for a loan at different banks to find the best deal for you; each bank would have to run your credit. As you are probably aware, each inquiry can lower your credit score and effect the way you qualify.
